Recommendations for Income Generation & Cost Savings - Monthly and annual reports on operating budget include balances and receivables compared to actual and historical profits & losses, which are analyzed, explained, and accompanied by recommendations and follow-up items for the board's benefit. We also work with LEED certifications and ConEd to implement energy cost reduction.
Property Tax Reduction - We work with attorneys who specialize in protesting property taxes and can help with planning for those buildings that have expiring 421a and J-51 tax abatements.
Long Term Value Planning - We can prepare reserve studies by looking at the life span of mechanicals, roofing, and the exterior and projecting their replacement timing and costs so that budgeting and preparations can be made as far in advance as is comfortable.
